Commercial Property Transactions Saw Significant Growth in 2022

The commercial property segment experienced a notable increase in both transaction volume and value in 2022 when compared to the preceding year. Specifically, this sector recorded 32,809 transactions, amounting to RM32.61 billion.
Transaction Volume and Value Surge

In 2022, the commercial property market saw a substantial rise in activity. Transaction volume grew by 46.3 per cent, indicating a significant increase in the number of deals. Concurrently, the total value of these transactions also saw a healthy increase of 16.7 per cent compared to 2021.
Residential Sector Dominance

While the commercial segment showed robust growth, the residential sub-sector remained the primary driver of the overall property market. Residential properties accounted for 62.5 per cent of the total transaction volume in 2022. This segment recorded 243,190 transactions valued at RM94.28 billion, reflecting a 22.3 per cent increase in volume and a 22.6 per cent rise in value year-on-year.
Declining Property Overhang

A positive trend observed across the property market was the reduction in the overhang of residential properties. By the fourth quarter of 2022, the number of unsold units decreased by 24.7 per cent in volume and 19.2 per cent in value compared to the same period in 2021. This decline was partly attributed to the absorption of units priced at RM300,000 and below.
Johor Leads in Property Overhang

Despite the overall decrease, Johor continued to record the highest volume and value of unsold properties. The state accounted for 19.0 per cent of the national volume and 23.5 per cent of the national value of overhang properties, with 5,285 units worth RM4.33 billion. However, even Johor saw a 13.8 per cent decrease in its overhang volume compared to 2021.
