Short-term rental activities in Malaysia fall under the purview of both the Ministry of Local Government Development (KPKT) and the Ministry of Tourism, Arts and Culture (Motac).

To enhance regulatory oversight, Airbnb proposed the introduction of a national-level online registration portal for STRA operators. This would enable authorities to gather comprehensive data and statistics on STRA activities for effective policy formulation. Furthermore, the company suggested the establishment of an exclusion register designed to identify STRA operators and guests who fail to adhere to an industry-wide Code of Conduct. Such a measure, Airbnb believes, would significantly help in mitigating issues related to noise and general nuisance.

A recent report by Oxford Economics indicated that Airbnb alone contributed over RM5 billion to the Malaysian GDP and was instrumental in supporting nearly 57,000 jobs in 2022. The Asia Travel Technology Industry Association (ATTIA), representing travel and tourism technology companies in the Asia Pacific, has also expressed its support for the Malaysian government's initiative to develop national guidelines for STRA, recognising its integral role in the nation's tourism landscape.
