The appointed developer has full authority over when the Sungai Pari Flats are demolished and who carries out the work.

The developer decides the demolition timetable and can appoint any contractor it wants, including its own in-house team. Perak Housing and Property Board, or LPHP, handed over the site earlier this year, and the developer will also bear the demolition cost and ensure the work is carried out safely.
LPHP has already handed the site over to the developer
LPHP transferred the Sungai Pari Flats site to the appointed developer earlier this year. That handover gave the developer full authority over the demolition process.

Zaiteena Wan Nasir, LPHP’s chief executive officer, said the board no longer decides when the work starts or who does it. The developer now holds that control.
The developer chooses both timing and contractor
The developer can decide when demolition will take place and which party will carry it out. Zaiteena said it is not limited to outside firms that have shown interest.

She said the developer may instead use its own in-house team. That means the appointment is entirely at the developer’s discretion.
The developer also carries the cost and safety responsibility
Zaiteena said the developer will ensure the demolition is done safely. The cost of the work will also be borne by the developer.

This came after the Perak Indian Traders Association offered to demolish the abandoned flats free of charge. The offer was made after the deaths of two teenage girls at the site.
Work has been delayed by unresolved project issues
Although the developer was appointed at the beginning of the year, work could not begin immediately. Zaiteena said approval for the development plan still had to be obtained.

She also said a temple within the project area had to be relocated before hoarding could be installed. Under the wider redevelopment plan, two heritage buildings will be preserved and the remaining blocks, including the flats, will be demolished for a new mixed-use development.
